Boiler Losing Pressure: Causes and What To Do

Sealed central heating systems are designed to hold pressure within a set range for long periods. A one-off top-up now and then is unremarkable. Needing to top up every few weeks means water is leaving the system somewhere, and that is a fault worth finding rather than a maintenance task worth repeating indefinitely.

Cause One: A Leak Somewhere in the System

The most intuitive cause — water escaping from a joint, valve, radiator or pipe. Sometimes it's visible as damp patches, staining, or a small puddle near a radiator valve. Sometimes it's hidden under a floor or inside a wall, in which case the only clue is the pressure dropping with no visible cause. A hidden leak is also worth finding quickly, since beyond the heating fault it can cause damage to flooring or plaster over time.

Cause Two: A Faulty Pressure Relief Valve

The pressure relief valve is a safety device — it is meant to release water if pressure gets dangerously high. The fault version of this is a valve that starts releasing water at completely normal pressure, usually because it is worn or has debris stuck in the seat. This can slowly drain the system without an obvious flood, often with a telltale trickle or drip from the discharge pipe outside the property.

Cause Three: A Failed Expansion Vessel

The expansion vessel absorbs the natural expansion of water as it heats up, so pressure does not spike. Inside it is a rubber diaphragm and a pocket of gas at a specific pre-charge. When the diaphragm fails or the pre-charge drops, the vessel can no longer absorb that expansion properly, and pressure behaves erratically — sometimes reading low, sometimes spiking. This is tested with a pressure gauge, not diagnosed by guesswork.

Why Repeated Top-Ups Are Not a Fix

Continuing to top up pressure without finding the cause treats the symptom, not the fault. It usually gets worse — a slow leak often becomes a faster one, and a boiler that keeps dropping below its minimum safe pressure will eventually lock out and stop firing altogether. Diagnosing the actual cause once tends to be far less disruptive than repeatedly managing the symptom.

Most modern central heating runs as a sealed system — a fixed volume of water, topped up occasionally via a filling loop, rather than an open loft tank feeding it continuously. That's precisely why pressure is such a useful diagnostic signal here: in a sealed system, pressure only drops if water is genuinely leaving the system somewhere, or if a safety device is releasing it. There's no other explanation for a real, sustained drop.

This is also why an engineer treats the pressure gauge as a starting point rather than the whole diagnosis. The gauge tells you something is wrong; finding where the water is actually going — a joint, the relief valve, the expansion vessel — is the part that actually fixes it. Systems that still use an older open-vent design behave differently and are diagnosed slightly differently, which is one of the first things worth confirming on a visit.

How much pressure loss is actually normal?

A very gradual drop over several months, needing a rare top-up, is unremarkable for most sealed systems. Needing to top up every few weeks, or the pressure dropping noticeably within days, is not normal and points to one of the causes above.

I can't see a leak anywhere — could it still be leaking?

Yes. Leaks under floorboards, inside stud walls, or from a small pinhole in a radiator can be completely invisible day to day. If there's no visible sign anywhere, the pressure relief valve and expansion vessel become the more likely causes, and both are things an engineer can test directly.

Is a dripping pipe outside my house connected to this?

It can be — the pressure relief valve discharges to an external pipe, often near the boiler flue or at ground level. A steady drip or trickle from that pipe is a fairly strong indicator the valve itself is the cause of the pressure loss.

What happens if I just keep ignoring it?

Eventually the boiler will drop below the pressure it needs to fire safely and will lock out, leaving you without heating or hot water — often at an inconvenient time. Diagnosing the cause before that happens is generally the less disruptive route.
